NEW MINEL Residence & Office is located in New Belgrade, along Tošin bunar street. Tošin Bunar is one of the main traffic roads in New Belgrade and that is why it is considered the new center of this city municipality. The name of the complex comes from the fact that this facility is located on the site of the former MINEL Elvo factory. The construction of the complete building will be realized in several phases and foresees five lamellas with apartments of different structures. In addition to the exceptional quality of construction, the pleasant, modern and luxurious interior, users can also use a closed park, which contains furniture for outdoor enjoyment, as well as a children's playground.

After the successful completion of the first phase of the New Minel Residence & Office project, Galens Invest continues to work on this modern residential and commercial complex and begins the construction of the second phase. New Minel represents an ideal place for the life of a modern family, as the tenants of the first part of the building could already see for themselves.

The New Minel residential-business complex is located in an ideal location and is characterized by the highest quality and most modern materialization. The entire facility is designed to meet the needs and lifestyle of the modern family, and for this very reason, all the facilities in the condominium are designed to help the modern family organize daily tasks and save time. Tenants will have at their disposal various catering and commercial facilities, as well as a kindergarten and a playground for the youngest. The name of the complex comes from the fact that this facility is located on the site of the former MINEL Elvo factory. The construction of the complete facility will be realized in several phases.

SECOND PHASE

A new level of a new horizon

The successfully completed, already occupied phase consists of two blocks of residential buildings consisting of five lamellas, 339 residential units of different structures and orientations, with 545 parking spaces. The new phase envisages the expansion of new residential complexes, business premises, as well as facilities for service and commercial activities and sports and recreational purposes. For the construction of apartments of different structures and orientations, the most modern materialization, innovative solutions and modern technology are used, which raises the quality of housing to an even higher level.
Surrounding the space interspersed with rich business, entertainment and recreational facilities, the condominium concept provides the necessary privacy, security and comfortable life to future tenants. The materialization of certain parts of the buildings, with permanent natural materials, reflects their character and architectural program. The complex is designed as a semi-closed unit with all the necessary elements for life.

During the construction of our facilities, we are guided by special standards, which are the product of the rich, many years of experience of our engineering. We pay special attention to constant quality control during construction, about which separate, written records are kept for each apartment.

AB construction

During the design and construction of the building, special attention was paid to quality foundation, seismic regulations and all other static parameters, all with the aim of providing maximum safety and flexibility of the space.

The "New Minel" facility is founded on 1,000 prefabricated reinforced concrete piles connected by a foundation plate with a thickness of d= 1m. In this way, a stable support for the future building is provided, and settlements are reduced to a minimum. The underground floors of the building are protected by piles with a diameter of 60 cm, around the entire perimeter of the garage.

Waterproofing of underground floors is made of the highest quality and most reliable material that can be found on our market.

The walls of the building

All facade walls of the building are made of high-quality thermal blocks, while the partition walls inside the apartments are made of 10 cm thick plaster.

The walls between the apartments are built with 25 cm thick Ytong Fono blocks.

The walls between the apartments and the common corridors are additionally lined with 5 cm thick rockwool, as well as gypsum lining on the substructure, after being built with thermal blocks.

All ventilation ducts are built with the highest quality block on the market.

The roof of the building

Considering the specific architecture of the building, all roofs 

are flat, with different finishes, depending on their purpose (passable and non-passable). Thermal insulation was done according to strict energy efficiency calculations, while the most modern system for this type of work was used as waterproofing material.

All roof gutters are equipped with electric heaters with sensors.

Electrical installations

The electrical installations on "New Minel" are designed to provide the possibility of automating various functions within the apartment. When making installations, the possibility of upgrading and implementing a "smart house" system (remote control of boilers, air conditioning, lighting, etc.) is left. All apartments are equipped with energy and multimedia panels from renowned manufacturers, as well as buttons for electric blinds and video intercoms.
At the "New Minel" complex, the installation of optical fibers to every apartment and shop ("Fiber to the home-FTTH") was carried out. In this way, we have provided future users with the best and fastest connection to digital multimedia services (telephony, television, internet). Fans installed in apartments have a non-return valve as an additional form of protection against unpleasant odors.
The electrical accessories that are installed are from a renowned manufacturer.
All apartments are equipped with LED lighting.

Installation of water supply and sewerage

Sewage installation at the "New Minel" facility is done with low-noise, high-quality pipes. Built-in cisterns from renowned manufacturers are installed in all apartments.Water distribution is done in such a way that preparations are made for possible remote reading of consumption, for each unit separately.

Heating installations

The heating of the "New Minel" building is connected to the city system of the JKP "Beogradska elektrana" and is performed as a two-pipe system, with associated aluminum/articulated radiators. Each apartment is equipped with a calorimeter, i.e. a device for individual reading of consumption.

Facade carpentry

The facade joinery to be installed on the "New Minel" complex is aluminum joinery from renowned world manufacturers, whose quality and durability have proven to be the best in previous buildings of the same type and purpose.

All positions are installed according to the RAL installation system in order to ensure the maximum quality of the installed positions.

Also, aluminum thermal blinds, electrically powered, are installed in all positions.

All positions leave the possibility of retrofitting mosquito nets.

Considering the performance as well as the selection of the manufacturer, we are sure that the facade carpentry that we install on our building can be classified among the highest quality carpentry that the housing market can offer at this moment.

Entrance and room doors

The entrance door is a high-quality security door filled with HOMANIT insulating panels, coated on both sides with veneered MDF with a security lock, as well as a wide-angle peephole from the same manufacturer. The wing is covered with MDF, veneered with American walnut veneer and lacquered with 30% gloss.

The room doors are wooden, made of white chipboard (type GS-2), made of 40mm MDF.

Floors

The parquet that we install is an oak, multi-layered parquet, with a natural oak texture, high quality and economical to maintain, with a final skirting made of MDF in white color, height h=6-8 cm.

Ceramics

The ceramics we install are from premium brands, high-quality, rectified granite ceramics of the first class.

Sanitary facilities

When choosing sanitary ware, we took into account both aesthetic and functional characteristics. All the brands that are represented represent leaders in this domain.

The apartments in "New Minel" are equipped with built-in mixers, faucets, shower heads, linear sinks in "walk-in" showers, built-in bathtubs, toilets and slim boilers from renowned manufacturers.

Facade

The facade envelope of the "New Minel" building represents a contemporary combination of several styles and materialization with touches of rusticity.

The greater part of the facade consists of a ventilated facade on an aluminum substructure with a layer of stone wool of d=10cm, an air layer of d=3cm and a final layer of composite panels.

A significant part of the facade is occupied by natural bricks of dark shades, which gives an additional note to the entire facade.

The terraces of the building are glazed, in order to provide additional lighting inside the apartments.

The complete facade is the subject of a separate project and is being done according to technical instructions as well as according to the energy efficiency study. The facade of the "New Minel" facility will have high-quality ambient lighting.

Garage

The garage is spread over two underground levels and has two separate entrances and exits. Communication within the garage is carried out through the internal road as well as through ramps.

The garage is fully marked with both horizontal and vertical signage. Both levels of the garage are covered with modern ventilation and smoke extraction systems as well as fire protection systems.

Within the garage there are chargers for hybrid/electric cars as an additional type of comfort for our future users.

The entire complex of "New Minel" has physical and technical security, access control and video surveillance.
